Building intelligence for strata, between depreciation reports.
A depreciation report is a point-in-time plan. A lot changes in the five years between cycles, and every change touches the property value of the owners inside. Sentinel is led by licensed BC builders, the same construction professionals who design and deliver multi-family buildings, providing preventative inspections, clear reporting, and maintenance support so building stakeholders identify developing concerns early, document conditions, and act on them before a deferred item becomes a special levy. When an engineer or specialist trade is needed for a specific scope, we bring that in through our own network.
The Sentinel Asset Protection Program. Contact us for pricing.
The Sentinel Asset Protection Program is everything Sentinel does for your building, delivered as a single program. Once the stabilization phase is complete and the building has reached the Sentinel operating standard, structured quarterly inspections across the eleven systems where multi-family buildings most commonly fail, a written report after every visit, a follow-up review meeting with your council or owner, on-site response between inspections, post-repair verification, and a continuous building record that travels with the property. Everything below is included.
Boots on site between visits
Buildings do not wait for the next scheduled inspection. When something surfaces between visits, Sentinel attends site, confirms what is happening, then scopes the work and coordinates the licensed trade, specialist, engineer, or consultant it calls for. Final approval to proceed stays with the building owner. Every response is documented in the building record.
Because Sentinel is construction-led, we can define the scope on site rather than waiting for a third party to interpret it. We do not self-perform the repair work, and emergency response is a category we do not provide. For those, call 911 or an emergency contractor.
Per-building portal
Each building's record is being built to live in its own portal for managers, councils, and decision-makers: inspection history, photos, deficiency tracking, and condition data in one place rather than buried in an inbox. Reports are delivered directly in the meantime.
Structured building data system
Maintenance history, repair frequency, contractor performance, and system deterioration trends tracked on every building. The data layer that supports lifecycle planning, capital plan refresh, and operational decisions, built from the continuous record every inspection contributes to.
Portfolio intelligence and benchmarking
The structured record is built to support comparison across buildings by age, construction type, configuration, and maintenance history, so recurring system failures and candidates for early intervention can be surfaced as the portfolio under oversight grows.

How Sentinel protects building management.
Property managers carry complex building portfolios alongside everything else on their desk, and construction detail is its own discipline. Sentinel supplies that technical layer: documented conditions, clear priorities, and a record managers can point to when building problems come up.
Documented Conditions
Photo-documented inspection reports create a clear record of when conditions were observed, what was reported, and what was done next.
Contractor Oversight
Sentinel reviews whether trades working on the building are qualified for the scope, and verifies completed work independently of the trade doing it.
Consultant Selection
We identify experienced engineers and specialists already active in the multi-family construction and remediation space.
Workmanship Review
Ongoing oversight looks for poor workmanship and incomplete repairs, and records what is found so the building can have it corrected.
Clear Technical Communication
Sentinel translates complex construction issues into plain language so managers are not forced to interpret engineering reports alone.
Risk Transparency
Councils receive clear explanations of issues with urgency levels and recommended actions, in plain language.
Documented Evidence
Detailed reports, condition tracking, and photo evidence document what was observed and when, if disagreements arise.
Post-Repair Verification
Sentinel verifies completed work against the original scope and documents outcomes in the building record.
Budget Support
Documented building condition data supports maintenance budgets and gives council evidence behind each line item.
Documented Oversight
Structured documentation evidences that the building was inspected on a schedule and that findings were reported and tracked.
Contractor Quality Tracking
Sentinel records contractor performance across projects to improve trade selection, reduce repeat deficiencies, and build accountability.
Portfolio Differentiation
Offering Sentinel oversight gives management firms a documented technical layer to show owners and prospective clients.
