Pilot offer · Lower Mainland multi-family buildings

Get a free partial building report on one of your buildings.

We want strata councils and management firms to see what construction-led stewardship actually looks like on paper, so we'll do a focused, on-site partial assessment of one eligible building at no cost, and deliver a structured sample record you can take to your next meeting.

01 // What you get

A real deliverable. Not a brochure.

The partial report is a smaller-scope version of our paid Initial Asset Assessment, built on the exact same methodology and toolchain. It's the fastest way to see how Sentinel actually documents a building.

01

On-site partial walk

A Sentinel-credentialed inspector spends ~3 hours on site covering envelope, roof access, mechanical room, and a parkade / drainage spot-check.

02

Photo-evidenced findings

10–20 logged observations with photos, GPS, severity, and the system they belong to. Same structure as our paid Initial Asset Assessment.

03

Top-3 risk callouts

The three most material issues we found, with rough remediation cost ranges and a sense of urgency window.

04

Sentinel Intelligence sample

A read-only login to the portal showing your building's record exactly the way ongoing clients see it: Master Record, Deficiency Engine, Compliance Ledger entries.

05

Council-ready summary

A 2-page PDF written for council and council members. No jargon, signed by a credentialed professional, suitable to circulate before a meeting.

06

30-min walkthrough call

Optional video call to walk your council or manager through the findings. No pitch, no upsell. Questions only.

02 // Eligibility

Who's eligible.

We can take on roughly six pilot buildings per quarter. Eligibility keeps the offer fair and ensures the report we deliver is genuinely useful to the recipient.

Eligible

  • Multi-family strata or rental building in the Lower Mainland
  • 3 storeys or more, or 12+ units
  • Building is at least 5 years old
  • Council, manager, or owner has authority to grant site access
  • Roof, parkade, and at least one elevation are safely accessible without scaffolding

Not eligible (yet)

  • ×Single-family homes, duplexes, or laneway houses
  • ×Buildings already mid-litigation where reports may be subpoenaed
  • ×Buildings outside the Lower Mainland (we'll add a wait-list)
  • ×Buildings already under an active Sentinel engagement
  • ×Requests where the requester cannot grant or arrange site access
03 // Scope

What's in scope, and what isn't.

The partial report is intentionally narrower than our paid assessments. Being explicit about scope keeps expectations honest on both sides.

In scope

  • +Visual envelope walk of accessible elevations
  • +Roof access and visual condition scan
  • +Mechanical room walk-through (boilers, DHW, controls)
  • +Common-area life-safety spot-check (FACP, exits, lighting)
  • +Parkade slab + drainage visual
  • +Structured deficiency log with photos & GPS
  • +Top-3 risk callouts with cost-range bands
  • +Council-ready 2-page summary PDF
  • +Read-only Sentinel Intelligence portal access

Out of scope

  • Destructive or invasive testing (e.g. cladding cuts, core sampling)
  • Thermography or moisture probing
  • Drone or UAV envelope scan
  • Full depreciation report or reserve fund analysis
  • Engineering stamps or sealed drawings
  • Trade quotes or remediation tendering
  • In-suite inspections or resident interviews
  • Statutory §94 depreciation report deliverable

The partial report is a sample of methodology, not a substitute for a Strata Property Act §94 depreciation report or a full pre-purchase assessment. Anything out of scope is available through our paid Initial Asset Assessment.
