Strata building inspections for BC councils and property managers.
Construction led inspections that translate building condition into a record council can read, the property manager can act on, and the depreciation report provider can rely on.
Seven coverage areas, one building record.
Roof and drainage
Membranes, flashings, scuppers, downspouts, and site water. The systems most likely to drive surprise repairs when missed.
Building envelope
Cladding, sealants, windows, and transitions. The interfaces where small failures become expensive water damage.
Balconies and guardrails
Decking, waterproofing, attachments, and code exposure. A core safety and liability area for BC stratas.
Parkade and structure
Slab condition, drainage, traffic coatings, and visible structural exposure. Documented before deterioration becomes urgent.
Mechanical and shared systems
Visible boiler, ventilation, domestic water, and irrigation conditions. Flagged for specialist follow up where needed.
Exterior safety
Walkways, stairs, lighting, and access points. The everyday risk surface most often overlooked between formal reports.
Aerial and hard to access inspection
Rooftop, envelope, and elevated conditions documented with Transport Canada Advanced Operations certified drone pilots where lift or ladder access is impractical.
01
Initial Asset Assessment
A construction led walkthrough of the building, inside and out, with a written record of current condition across all seven coverage areas.
02
Ranked findings and photos
Each issue is photographed, located, and ranked by severity, so council can see what to act on now, what to plan, and what to monitor.
03
Council ready report
A plain language summary for council, full technical detail underneath, and clear recommended next steps the property manager can run with.
What councils ask before a first inspection.
- What does a SENTiNEL strata building inspection cover?
- Roof systems, building envelope, drainage and site water, balconies and guardrails, parkade and structural exposure, mechanical and shared systems, exterior safety, and aerial or hard to access areas where needed. Findings are photo documented and ranked by severity.
- How is this different from a depreciation report?
- A depreciation report is a five year planning document focused on long range capital reserves. A SENTiNEL inspection is a current condition review the council can act on now, and a record that keeps the depreciation report grounded in real building data between updates.
- Do you work with our property manager?
- Yes. Reports are written so council and the property manager can read the same record, share priorities, and align on next steps without translation.
- Are drone inspections included?
- Yes. When roof, envelope, or elevated areas are difficult to reach on foot, SENTiNEL uses Transport Canada Advanced Operations certified drone pilots to capture conditions safely and add the footage to the building record.
- Where in BC do you inspect?
- Greater Vancouver, the Lower Mainland, and the Fraser Valley in person, with virtual reviews available BC wide.
