On a large repair project, the contractor has a scope, the consultant has a mandate, and the building has nobody on site reading the work on its behalf. SENTiNEL fills that seat: construction-led, owner-side, and documented from scope verification through completion.

Parkade membrane projects
Traffic coating and waterproofing renewal, slab repair, and drainage correction. Disruptive, phased, and easy to under-scope.
Balcony and deck assemblies
Waterproofing, guardrail attachment, and structural repair where access equipment and staging drive much of the cost.
Drainage and site water
Perimeter drainage replacement, catch basin work, and grading correction where the failure is mostly invisible until it is not.
Mechanical renewal
Boiler, ventilation, and domestic water renewals where the specialist trade holds the technical knowledge and the building holds the risk.

Scope verification
Before tender, the proposed scope is compared against documented condition. Items that do not belong are questioned, and items that are missing are named.

Bid review support
Submissions are compared on a like-for-like basis: inclusions, exclusions, allowances, and access assumptions. The building owner selects and contracts.

Site attendance
Scheduled site reviews during the work, with photographs, dates, and observations recorded against the approved scope.

Change control
Change requests are reviewed against the original scope and the observed condition, explained plainly, and recorded with the decision made.

Completion and closeout
Deficiency review, verification against scope, and a closeout record that stays with the building rather than with the contractor.

- Emergency response. SENTiNEL is not an emergency service.
Questions about project oversight.
- What is strata major repair project oversight?
- It is owner-side oversight of a large repair or renewal project. SENTiNEL represents the building's interest through the work: confirming the scope matches the condition, attending the site, documenting progress against the approved scope, and verifying completion before the final payment is recommended.
- Is this the same as project management or engineering?
- No. SENTiNEL is not an engineering firm and does not stamp designs or issue engineering certifications. Where a project requires engineered drawings, permits, or a specialist consultant, that professional is engaged directly by the building owner. SENTiNEL is the independent construction eye on site, not the design authority and not the general contractor.
- Can you oversee a project we already have under contract?
- Yes. Oversight can begin mid-project. We start with a documented review of the current scope, the contract deliverables, and the state of the work to date, then track from that baseline forward.
- Who approves change orders?
- The building owner does, always. SENTiNEL reviews change requests against the original scope and the observed site condition, explains in plain language what is being asked for and why, and records the decision in the building record.
- What do we receive at the end?
- A closeout record: the approved scope, the documented progress history with photographs, change decisions and their rationale, deficiency items and their resolution, and the final verification against scope. It stays in the building record for the next set of decision-makers.
