Staining below transitions
Vertical streaking under windows, deck edges, and cladding joints. Water is being shed onto the wall instead of away from it.
Failed sealant
Cracked, shrunken, or debonded joints at windows, penetrations, and control joints. The shortest-lived envelope component and the most commonly deferred.
Soft or damaged cladding
Spongy stucco, delaminated panels, swollen trim, or damaged siding at splash zones and grade transitions.
Corrosion at attachments
Rust at guardrail bases, fasteners, and metal flashings. Often the visible end of moisture sitting where it should not.
Interior symptoms
Blistering paint, discoloured drywall near exterior walls, swelling baseboards, or musty odours in closets on exterior corners.
Drainage failure
Ponding on decks, overflowing gutters, blocked scuppers, and downspouts discharging against the building.
The distinguishing question is never whether one of these exists. It is whether the same detail keeps producing them. That is a pattern only a documented record can show.

- Everything that separates conditioned interior space from the outdoors: cladding, windows and doors, sealants, roofing, balcony and deck waterproofing, and the flashings and transitions between them. In coastal BC it is the single largest source of major repair cost.
- What are early signs of envelope failure?
- Staining or streaking below windows and transitions, cracked or debonded sealant, soft or spongy stucco, rust at guardrail attachments, efflorescence on concrete, interior paint blistering near exterior walls, and persistent musty odours. Individually each is minor. Repeating at the same detail, they indicate water is getting in.
- Is this a building envelope condition assessment?
- No. A building envelope condition assessment is an engineering deliverable and is produced by a qualified engineering firm. SENTiNEL performs construction-led visual oversight, documents observed condition, and refers items that require engineered investigation or design to the appropriate professional.
- How often should the envelope be reviewed?
- More often than the rest of the building, because it is the part weather acts on continuously. Sealants, drainage paths, and exposed transitions benefit from seasonal review, which is one reason SENTiNEL runs a quarterly cadence rather than an annual one.
- What happens when something serious is found?
- It is documented, rated for urgency, and escalated. Where an engineer, a specialist consultant, or a licensed trade is required, that is stated plainly with the reason. SENTiNEL does not investigate beyond its scope and is not an emergency service.
