The envelope is the most expensive part of a coastal BC building to repair and the easiest part to misread. Almost every large envelope project was visible in small form years earlier.

What the envelope actually includes

The envelope is every component separating conditioned interior space from outdoor conditions: cladding, windows and doors, sealant joints, roofing, balcony and deck waterproofing, and the flashings and transitions that connect them.

Failures rarely begin in the middle of a wall or the middle of a roof. They begin at transitions, where two systems meet and someone had to decide how water would be managed. Those are the details worth watching.

Exterior signs worth documenting

Staining below transitions. Vertical streaks under windows, deck edges, and cladding joints indicate water running down the face of the wall instead of being shed clear.

Failed sealant. Cracked, shrunken, or debonded joints at penetrations and window perimeters. The shortest-lived envelope component, and the one most often deferred past its service life.

Soft or damaged cladding. Spongy stucco, delamination, swollen trim, or splash-zone damage near grade.

Corrosion at attachments. Rust at guardrail bases, fasteners, and flashings is often the only visible end of moisture sitting inside an assembly.

Drainage failure. Ponding on decks, overflowing gutters, blocked scuppers, and downspouts discharging against the building.

Interior symptoms that point outward

Blistering paint on exterior walls, discoloured or soft drywall near window perimeters, swelling baseboards, and musty odours in closets on exterior corners are all interior expressions of an exterior problem.

They are also frequently reported as individual complaints and handled as individual paint or drywall repairs. The pattern only becomes obvious when reports are recorded in one place over time and the same elevation keeps appearing.

The difference between a symptom and a pattern

Any single item above can be trivial. The signal that matters is repetition at the same detail: the same window head, the same deck edge, the same corner every wet season.

That is why documentation beats inspection frequency alone. An observation with a date and a photograph becomes evidence of a trend on the second visit. Without the record, every visit resets to a first impression.

When to escalate, and to whom

Visual identification, documentation, urgency rating, and prioritization sit within construction-led building oversight. Moisture testing, exploratory openings, structural assessment, and remediation design do not; those require a qualified engineering professional engaged directly by the building owner.

A well-documented history makes that engagement cheaper and narrower, because the professional starts with a defined problem instead of a whole building.

Usually staining or streaking on cladding below a window, deck edge, or joint. It means water is being shed onto the wall surface rather than away from it, which is a detailing problem long before it is a leak.
Is failed sealant serious?
On its own it is routine and inexpensive to renew. Left long enough it stops being a sealant issue and becomes a wall assembly issue, because water has been entering the joint for years.
Can water damage happen without visible interior leaks?
Yes, and that is the common case. Water can be absorbed, held, and cause deterioration inside the assembly for a long time before anything appears on an interior finish.
