Where water gets into a shared building
There are three broad paths. Above grade, rain penetrates through the envelope at transitions: window perimeters, deck edges, penetrations, and flashings. Below grade, groundwater enters through foundation walls, slabs, and failed perimeter drainage. Internally, plumbing failures and blocked drains push water into assemblies that were never designed to be wet.
All three end the same way, with material sitting damp inside a construction assembly that cannot dry.
The earliest indicators
Discolouration. Staining on ceilings, walls, cladding, or concrete soffits, particularly recurring in the same location.
Efflorescence. White mineral deposits on concrete or masonry indicate water moving through the material and depositing salts as it evaporates.
Odour. Persistent musty smells in enclosed spaces, closets, storage rooms, or lower-level corridors.
Movement in finishes. Blistering paint, cupping floors, swelling baseboards, soft drywall, and doors that begin sticking seasonally.
Corrosion and rust staining. On fasteners, guardrail attachments, and reinforcement, most notably in parkades.
What makes documentation the deciding factor
A stain in isolation cannot be triaged. The same stain, photographed twice a year apart, tells you whether the assembly is drying or the source is active. That distinction is the difference between monitoring and mobilizing a trade.
Buildings that record water observations against a location and a date rank problems accurately. Buildings that rely on complaints and memory tend to discover the aggregate only when a repair is opened up.
A practical response sequence
Record the observation with a photograph, a location, and a date. Check adjacent and lower spaces, since water travels. Confirm whether drainage in the area is functioning. Rate the urgency consistently, and monitor items that are stable while acting on items that are progressing.
